Provided site design assistance, and construction document preparation for hardscape and landscape for the 40-acre site, 300 unit development east of Atlanta.  Detailing of areas includes brick paving, natural stone walls, timber trellis work, swimming pools and fountains.  Landscape design includes foundation plantings, open lawn areas, use of native plant material, and perennial and seasonal color beds.

Altamira was hired to develop construction documents for a portion of Roswell Road that would demonstrate to property owners, business owners and residents how an automotive dominated area could be redeveloped to encourage pedestrian use.  The first step in the process was to develop schematic plans and sketches that illustrated design concepts and identify implementation constraints.  These plans and sketches were presented to property owners and to the GADOT for input.  Based on this input the plans were further refined and solutions to implementation constraints developed.  The largest constraint was GADOT’s requirements for break away light standards and their resistance to planting trees within their right of way.  The solution was to obtain a landscape easement from adjoining property owners and the selection of a light standard acceptable to the community and GADOT.  Through these discussions, we were able to develop a streamlined approval process with GADOT.  This process has been refined and is now used to approve TEA funded projects.  The construction documents developed were in accordance with Fulton County and GADOT.  Altamira also developed easement drawings for the landscape easement and met with impacted property owners to explain the drawings and implementation process.

After analyzing the master plan, Altamira, the County, and The Citizen Advisory Committee worked together to develop an identity for the first phase of the Brook Run Park Redevelopment.  The overall Nature theme for the ‘Garden’ incorporates spaces which relate to the State of Georgia.  Design elements include natural rock walls which reflect gigantic snakes and lizards, natural boulders, a running stream, and two separate ponds reflecting the ‘Mountain’ area.  A tree house structure with a climbing bridge and preserved oak stand represent the ‘Forest’ Area. A large lawn area with berms for informal seating represents the ‘Meadow’ area.  These three areas are joined by a paved trail system which winds through existing preserved wooded areas.  The playground area is separated into three age groups, the Pre-teen, ages 8 years +, the Tikes, ages 4-7, and the Tots, ages 1-3.  Additional features include a Restroom building, an interactive water feature, picnic pavilions, and timber foot bridges.  Construction to be completed in Fall 2005.

A 135 acre mixed-use development located south of the city along I-285 and Lakewood Freeway.  Elements of the master plan include an 18 acre commercial area incorporating retail, office, hotel, and a daycare facility.  The multi-family developments are split into three separate sites to include apartment homes, town homes, and park space.  The final 50 acres of the property is designated for single-family homes and open space.  Sidewalk and streetscape systems connect all elements for vehicular and pedestrian accessibility throughout the development.

This park is located on approximately 80 acres of rolling land in northern Gwinnett County near the intersection of Bogan and Hamilton Mill Road. The park features a Community/Aquatic Center including multi-purpose spaces and two indoor pools.  In addition, there are seven Little League and Pony League Ball fields, a football field, volleyball and basketball courts. Passive and active trails connect the various park uses together passing by picnic pavilions and playgrounds, with access to the main road.  The central landscape elements are a large open meadow, pond and stream corridor, which were preserved in their natural state and enhanced by a new storm water management pond.
